Terms of Service

Last updated: 20 October 2026

Welcome to Skylet. These terms are an agreement between you and Slashh Labs Pvt Ltd, WellWork, Vasavi MPM Grand, Plot No. 8-3-3231 1.12, Ameerpet X Roads, Ellareddyguda, Hyderabad 500073 ("Skylet", "we", "us"), and they govern your use of skylet.space and our related services. By creating an account or using Skylet, you agree to these terms, our Privacy Policy and our Cancellation & Refund Policy. If you don't agree, please don't use Skylet.

1. What Skylet is

Skylet is an online marketplace. Hosts list rooftop and terrace space, and renters book that space for permitted uses such as solar installations, farming, gardens, events, dining, film shoots and markets.

  • Skylet is not a party to the arrangement between a host and a renter, and does not own, manage or inspect the roofs listed.
  • Each host is responsible for their listing and their roof. Each renter is responsible for how they use it.
  • We act as an intermediary under the Information Technology Act, 2000, and as a marketplace e-commerce entity under the Consumer Protection (E-Commerce) Rules, 2020.

2. Your account

  • You must be at least 18 years old and able to enter a binding contract under Indian law.
  • Give accurate information and keep it up to date. Verify your email address when asked.
  • Keep your password secret. You're responsible for everything done through your account. Tell us at once at support@skylet.space if you think someone else has used it.
  • One person per account. You may not create an account for someone else without their permission, or create another account after we've suspended yours.

3. Hosts

If you list a roof, our Terms and Conditions for Hosts also apply to you. In particular, you confirm and agree that:

  • you have the right to list it — you own the space, or have written permission from the owner and, where needed, your housing society, resident welfare association or building management — and its use for the listed purposes is allowed under the law, your lease, and society by-laws;
  • your listing is accurate and complete, including size, access, power, water, any load-bearing limits, and permitted uses, and your photos show the actual roof;
  • the roof is reasonably safe for the uses you allow, with working access and suitable railings or parapets, and you'll tell renters about any known hazards;
  • you'll honour confirmed bookings, give renters the access you've promised, and keep the exact address private until a renter has booked;
  • you're responsible for any taxes on your earnings, and for any registrations, permits or approvals your roof needs;
  • you'll comply with all laws, including on safety, noise, electricity and building use.

Payouts:

  • For each paid booking you receive the roof price minus Skylet's host commission (5%). Renters pay Skylet, and Skylet pays your share to the UPI ID or bank account you add in Hosting.
  • Your share is paid after the booking period ends, less any refunds due under the Cancellation & Refund Policy. You're responsible for keeping your payout details correct; we can't recover payments sent to details you entered wrongly.
  • Skylet also charges renters a separate service fee on top of your price.
  • The commission that applies to a booking is the one in force when it was made. We'll give you notice before changing it.

4. Renters

If you book a roof, you agree to:

  • use it only for the purpose you booked and the activities the host permits, and only during your booked dates;
  • follow the host's rules, the building's rules and all laws — including on noise, fire safety, alcohol, electrical work and public gatherings — and obtain any permits your activity needs;
  • not exceed safe loads or occupancy, and not damage or alter the roof without the host's written consent;
  • leave the space as you found it;
  • be responsible for the people, equipment and materials you bring, and for any damage, loss or injury caused by you or them.

Installing permanent equipment (such as solar panels) needs a separate written agreement with the host. That agreement is between you and the host.

5. Bookings, prices and payments

  • Prices are set by hosts, in Indian Rupees, per day, week or month. At checkout we show the roof price, Skylet's service fee (5%), and the total you'll pay.
  • Instant-book roofs are confirmed when you pay. Request-to-book roofs are confirmed only after the host accepts and you pay within the time shown.
  • Payments are processed by Razorpay under its own terms. Skylet never sees or stores renters' card, UPI or bank details; hosts' payout details are stored encrypted and used only to pay them.
  • Cancellations and refunds are covered by the Cancellation & Refund Policy and the policy shown on each roof.
  • Arrange payments only through Skylet. Paying a host outside Skylet for a booking found on Skylet isn't covered by our refund policy, and may lead to suspension.

6. Messages and content

  • Keep messages respectful and about the booking. Don't use Skylet to send spam, harass anyone, or share others' personal data.
  • Communicate with other users only through Skylet's messages. Don't share or ask for phone numbers, email addresses, social media handles or other ways to contact each other outside Skylet. We hide such details automatically, and trying to get around this may lead to suspension.
  • You keep ownership of the photos and text you post. You give Skylet a non-exclusive, royalty-free, worldwide licence to host, display, adapt (for example resize) and use them to operate and promote Skylet, for as long as they're on Skylet and for a reasonable time afterwards.
  • You confirm you have the rights to everything you post, and that it isn't unlawful, misleading, defamatory, obscene, or infringing.

7. Prohibited uses

You may not:

  • list or book space for anything illegal or unsafe;
  • misrepresent yourself, your roof or your intended use;
  • scrape, copy or harvest data from Skylet, or interfere with or attempt to break its security;
  • use Skylet to compete with it or to divert bookings off the platform;
  • post content that infringes others' rights or is harmful to children;
  • impersonate anyone.

We may remove content or listings and suspend accounts that break these rules.

8. Disputes and safety

  • If something goes wrong, try to resolve it with the other person through messages first. If that doesn't work, contact us at support@skylet.space and we'll help where we reasonably can.
  • We may review bookings, messages and content to investigate a complaint, a dispute, fraud, or a breach of these terms.
  • In an emergency, contact the police or emergency services (112) first.

9. Skylet's responsibility

  • Skylet is provided "as is". We work hard to keep it accurate and available, but we don't guarantee that listings are accurate, that roofs are safe or suitable, or that the service will be uninterrupted or error-free.
  • To the fullest extent the law allows, Skylet is not liable for:
    • the acts or omissions of hosts or renters;
    • the condition of any roof;
    • any indirect or consequential loss.
  • Our total liability to you for any claim relating to a booking is limited to the service fee we received for that booking, or ₹10,000 if there is no booking.
  • Nothing in these terms limits liability that can't be limited by law, or your rights as a consumer under the Consumer Protection Act, 2019.

10. Indemnity

You agree to compensate Skylet for any claims, losses, damages, penalties or costs (including reasonable legal fees) arising from:

  • your breach of these terms or of the law;
  • your listing or use of a roof;
  • your content.

11. Suspension and closing your account

  • You can close your account at any time by emailing support@skylet.space.
  • We may suspend or close accounts, or remove listings, that break these terms or the law, or that put others at risk.
  • Bookings already confirmed are handled under the Cancellation & Refund Policy.

12. Changes

We may update these terms. We'll post the new version here, and email you about significant changes. Continuing to use Skylet after a change means you accept it.

13. Law and disputes

  • These terms are governed by the laws of India.
  • Courts at Hyderabad, Telangana have exclusive jurisdiction, subject to any rights you have under consumer protection law to approach a consumer commission where you live.
