Terms and Conditions for Hosts

Last updated: 13 October 2026

These Terms and Conditions for Hosts ("Host Terms") apply when you list a roof, terrace or other space ("roof") on Skylet. They are an agreement between you and Slashh Labs Pvt Ltd, WellWork, Vasavi MPM Grand, Plot No. 8-3-3231 1.12, Ameerpet X Roads, Ellareddyguda, Hyderabad 500073 ("Skylet", "we", "us").

They add to our Terms of Service, Privacy Policy and Cancellation & Refund Policy, which also apply to you. If these Host Terms and the Terms of Service differ on something about hosting, these Host Terms apply.

You must tick the box agreeing to these Host Terms before you can submit a roof. We record when you agreed.

1. Who can host

To list a roof, you must:

  • be at least 18 years old and legally able to enter into a contract under the Indian Contract Act, 1872;
  • give your real name and keep your account details accurate;
  • list only roofs you have the right to rent out. That means you own the space, or you have the owner's written permission. Where needed, you also have the permission of your housing society, resident welfare association (RWA), apartment owners' association or building management;
  • make sure renting the roof out is allowed by your title documents, any lease or rental agreement, society or association by-laws, and local law.

If you list for a company, firm or society, you confirm you're authorised to bind it to these Host Terms.

We may ask for proof of ownership or permission, identity documents or other information at any time. We may pause or remove a listing until you provide it.

2. Your listing must be accurate

  • Describe your roof truthfully and completely: its size, floor, access (stairs or lift), power, water, parking, shade, how many people it can safely hold, any load-bearing limits, and the uses you allow.
  • Photos must show your actual roof as it is now. Don't use stock images or photos of another property, and don't edit photos to hide defects.
  • Tell renters in your listing about any known hazard, for example a low or broken parapet, uneven flooring, exposed wiring, water tanks or slippery surfaces.
  • Keep your calendar up to date. Block the days your roof isn't available, so renters don't book them.
  • Your roof rules must be lawful and reasonable, and must not conflict with these Host Terms. They must not discriminate against anyone.
  • Don't put phone numbers, email addresses, links or other contact details in your listing. Skylet removes them.
  • Every new roof, and some changes to an approved roof, are checked by our team before or after they go live. Approval is not a guarantee by Skylet that a roof is safe, lawful or as described. That remains your responsibility.

3. Safety

You are responsible for the safety of your roof. You must:

  • keep the roof structurally sound, and don't allow more people, equipment or weight than it can safely bear;
  • have parapets or railings of a safe height and strength, as required by the National Building Code of India, 2016 and your local building bye-laws, wherever people can reach an edge;
  • give safe, lit and unobstructed access and exits, including a usable escape route in an emergency;
  • keep electrical installations safe. Any wiring, power supply or equipment you provide must be installed and maintained by qualified people, under the Electricity Act, 2003 and the Central Electricity Authority (Measures relating to Safety and Electric Supply) Regulations;
  • follow fire safety law, including your state fire service law (in Telangana, the Telangana Fire Service Act, 1999). Don't allow open flames, cooking, fireworks or gas cylinders where they aren't safe or allowed;
  • keep a basic first-aid kit available, and tell renters where it is;
  • tell us and the renter straight away about anything that makes the roof unsafe before or during a booking. Cancel the booking if it can't safely go ahead.

We strongly recommend you hold suitable property and public-liability insurance. Skylet does not insure your roof, your property or the people on it.

4. Laws you must follow

As a host, you must follow every law that applies to you, your roof and the activities you allow. These include, where applicable:

  • Bharatiya Nyaya Sanhita, 2023, which replaced the Indian Penal Code, 1860 from 1 July 2024. For example, you must not cheat or defraud renters or Skylet, endanger anyone's life or safety through a rash or negligent act, create a public nuisance, or record or watch anyone in private without their consent (voyeurism);
  • Noise Pollution (Regulation and Control) Rules, 2000: loudspeakers and public address systems aren't allowed between 10 pm and 6 am except as the rules permit, and noise must stay within permitted limits for your area;
  • municipal and building laws: these include your local municipal corporation law (in Hyderabad, the Greater Hyderabad Municipal Corporation Act, 1955), building bye-laws, and any licence or permission needed for events, commercial use or temporary structures;
  • state excise laws, if you allow alcohol: serving or selling alcohol at an event may need a licence or event permit, which you or the renter must obtain;
  • Electricity Act, 2003 and your electricity distribution company's rules, for solar panels, net metering or any power you supply;
  • Information Technology Act, 2000 and its rules, for anything you post or send on Skylet;
  • Digital Personal Data Protection Act, 2023, for the renter information you receive (see section 7);
  • Consumer Protection Act, 2019 and the Consumer Protection (E-Commerce) Rules, 2020: you must not mislead renters, and you must honour what your listing promises;
  • tax laws, including the Central Goods and Services Tax Act, 2017 and your state GST law, and income-tax law (see section 9);
  • Indian Contract Act, 1872, for your bookings with renters.

Breaking the law can lead to criminal or civil action against you, as well as removal from Skylet. Where the law requires it, we will cooperate with the police, courts and other authorities, including by sharing information.

5. Bookings and cancellations

  • When you accept a request, or a renter books an instant-book roof, you have a binding commitment to give the renter the roof for the dates booked, as described in your listing.
  • Give the renter access at the agreed times. Tell them how to get in through Arrival notes or Skylet Messages.
  • Accept or decline requests based only on the booking, such as the dates, the activity, the group size and your roof rules. You must not discriminate against anyone on grounds of religion, caste, race, sex, gender identity, sexual orientation, disability, marital status, place of birth or any similar ground.
  • If you cancel a confirmed booking, the renter gets a full refund and you are not paid for it. Cancellations count against your host record. Hosts who cancel repeatedly may have their listings hidden or removed. See the Cancellation & Refund Policy.
  • Refunds to renters follow the cancellation policy you chose for the roof, as shown at the time of booking.

6. Conduct and keeping things on Skylet

  • Take all bookings and payments through Skylet. Don't ask renters to pay you directly or book outside Skylet for a roof they found on Skylet, and don't accept it if they offer. This may lead to suspension.
  • Don't share phone numbers, emails, links or social media handles in Messages before a booking is confirmed. Skylet hides them. Repeated attempts count against your account.
  • Treat renters with respect. Don't harass, threaten or abuse anyone.
  • No hidden cameras. Don't record video or audio in any private area, such as toilets, changing areas or rooms. Clearly tell renters about any camera that covers the roof or its access before they book.
  • Don't enter the roof during a booking unless the renter agrees, or it's an emergency.

7. Renters' personal information

  • You receive renters' names and booking details only so that you can host their booking. Use them only for that booking.
  • Keep that information secure, don't share it with anyone who doesn't need it, and don't use it for marketing or keep it longer than you need.
  • You must handle it in line with the Digital Personal Data Protection Act, 2023 and our Privacy Policy.

8. Payments, commission and payouts

  • Renters pay Skylet. For each paid booking you receive the roof price minus Skylet's host commission (5%). Skylet also charges renters a separate service fee.
  • Your share is paid after the booking period ends to the UPI ID or bank account you add in Hosting, less any refunds due under the Cancellation & Refund Policy. Keep your payout details correct. We can't recover money sent to details you entered wrongly.
  • The commission that applies to a booking is the one in force when it was made. We'll give you notice before changing it.
  • We may withhold or delay a payout while we investigate a complaint, a dispute, suspected fraud or a breach of these Host Terms, and we may set off amounts you owe Skylet against your payouts.

9. Taxes

  • You are responsible for declaring your earnings and paying any income tax and GST due on them, and for any registration your earnings need.
  • Where the law requires it, Skylet may deduct or collect tax at source from your payouts, for example tax collected at source under GST law or tax deducted at source under income-tax law. We'll show it in your payout details. You may need to give us your PAN, and your GSTIN if you are registered.

10. Your content

You keep ownership of the photos, descriptions and roof rules you post. You give Skylet a non-exclusive, royalty-free, worldwide licence to host, display, adapt (for example resize or crop) and use them to operate and promote Skylet, while they're on Skylet and for a reasonable time afterwards. You confirm you have the rights to everything you post.

11. Responsibility and indemnity

  • You are responsible for your roof, your listing, your roof rules and your conduct, and for any harm caused by the condition of your roof or by your breach of these Host Terms or the law.
  • You agree to compensate Skylet, its directors, employees and agents for any claims, losses, damages, penalties, fines or costs (including reasonable legal fees) arising from your listing, your roof, your breach of these Host Terms or of the law, or a dispute between you and a renter.
  • Skylet is a marketplace. It is not a party to the arrangement between you and a renter, and doesn't own, manage, inspect or control any roof. Skylet's liability to you is limited as set out in the Terms of Service.

12. Suspension and removal

We may hide or remove a listing, withhold payouts as described in section 8, or suspend or close your account if:

  • you break these Host Terms, the Terms of Service or the law;
  • we receive credible complaints about your roof's safety or your conduct;
  • you repeatedly cancel confirmed bookings;
  • you try to take bookings or payments off Skylet;
  • we're required to by law or by an authority.

Where we reasonably can, we'll tell you why and give you a chance to respond. Bookings already confirmed are handled under the Cancellation & Refund Policy.

13. Changes

We may update these Host Terms. We'll post the new version here and email you about significant changes. Continuing to host on Skylet after a change means you accept it.

14. Law and disputes

  • These Host Terms are governed by the laws of India.
  • Courts at Hyderabad, Telangana have exclusive jurisdiction.
  • Before going to court, please contact us so we can try to resolve the issue.
